They contain the personal effects of a moderately-well-to-do bachelor: Clothes (some of which you have already soiled), shoes, toiletries, stationery, etc.
You already know from trying them on that they clothes are about the right size. (Though the style is too fuddy-duddy for your glam lifestyle; perhaps with the right accessories...)
Oh but you asked about the leather portfolio...
Breaking the wax seal, you find a sheaf of legal documents. It appears to be a Rental Agreement leasing the property at 440 Hill Street, Arkham to someone named A Scholar of Antiquated Verse. There is a receipt for first month's rent (330 silver coins) and security deposit (of like amount), along with the address where future months' rent should be sent. And a key!

The major Monorail stops (you were on the Express train with no local service), from west to east, are: Dunwich, Arkham, and Kingsport. All of you (except possibly Minion... hmm) have tickets good through Arkham and/or Kingsport (it is up to you where you were traveling and why).
It is approximately 120 miles from your current location to Arkham. A new-model Monorail, traveling at the astonishing speeds of 10-15 miles per hour, could have you to Arkham by nightfall. However, the rusted older model you're currently riding is undersized and underpowered--it really belongs in a museum. Therefore the plan is to stop in Aylesbury, tend the wounded, and await a faster replacement train from Kingsport. It is likely you'll be spending the night in Aylesbury.
Here is a rough map of the Monorail route (it follows the Miskatonic River). Your current location is the mountainous northwest quadrant of the map. IMPORTANT NOTE: Ignore the real-world cities of Boston, Worcester, Cambridge, etc. They do not exist in the campaign world.
